Ellis Hospital Parking Structure Repair

Constructed in 1977, the parking structure at Ellis Hospital is a free-standing, four-story, cast-in-place concrete structure. It is four bays wide with two interior bays sloped to serve as ramps between the levels. The structural system for the upper three levels is post-tensioned, cast-in-place concrete slabs and beams.  Construction deficiencies and deferred maintenance led to premature deterioration of the garage, beginning in the 1990s. RBCD performed ongoing services from 2007 through 2024 as part of the Owner’s structural maintenance and repair program. Services included investigations, code-required condition assessments, design of repairs, and review of conditions during construction. The work included concrete and reinforcing repairs, repairs to the post-tensioned tendons, coating repairs, and shoring to extend the service life of the garage. At our recommendation, the garage was closed and demolished in 2024 because of excessive deterioration and safety concerns.
